1. Not advice

Nothing on this site is tax, financial, investment, mortgage, legal or any other professional advice, or a recommendation to buy, sell, let, borrow or invest. We are not authorised or regulated by the Financial Conduct Authority and are not a firm of accountants or tax advisers. Always get advice from a qualified, regulated professional who knows your circumstances before you act.

2. Figures not independently verified

• The tax rates, thresholds and calculations have been prepared by us from published sources. They have not yet been reviewed or certified by an accountant or tax adviser, and they may contain errors or out-of-date information.
• Some figures are assumptions where the rules were unconfirmed when we last checked. For example, the rate of tax relief on mortgage interest from April 2027. Where this applies, the page says so.
• The date shown as "Rules checked" is the last time we looked, not a promise that nothing has changed since.

3. What the models leave out

Every model simplifies. Each tool lists its assumptions on the page. For Let or Sell, among other things:

• The mortgage is treated as interest-only, and rents and costs stay flat in today's money.
• Private residence relief is not applied, so it suits a property that was never your main home.
• Future tax rates are assumed to match the rules we have recorded. Later changes are not reflected.
• Visitor levies are paid by guests, so they are not deducted.
• Your time, personal circumstances, inheritance tax and many other things are not covered.

Results depend entirely on the figures you enter. Property values, rents, interest rates, investment returns and taxes can all differ from any assumption, and the past is no guide to the future. Investments can fall as well as rise.

4. Use at your own risk

The site and its tools are provided free of charge, "as is" and "as available", without any warranty that they are accurate, complete, current or fit for your purpose. To the fullest extent the law allows, we accept no liability for any loss or damage, direct or indirect, arising from your use of, or reliance on, the site or its results, including losses from decisions you make. Nothing in this notice excludes or limits liability that cannot lawfully be excluded, such as for death or personal injury caused by negligence or for fraud.

5. Rules differ by nation and change often

Tax, business rates, council tax and licensing rules differ between England, Scotland, Wales and Northern Ireland and change frequently. Check current rules with HMRC, GOV.UK, your local authority or an accountant before you act.

6. Links and partners

If we link to other businesses, such as insurers, letting agents or accountants, we may earn a commission when you use them. We will say so next to the link. We do not control other sites and are not responsible for what they say or do.

7. Privacy

• Your figures stay with you. The values you type into a calculator are processed in your browser. They are not sent to or stored by us.
• No accounts and no cookies. The free tools do not ask for personal details and set no cookies.
• Hosting. The site is hosted by Cloudflare, which processes technical data such as your IP address and browser type to deliver pages and keep the site secure. We use Cloudflare Web Analytics, which counts visits and page views without cookies and without tracking you across sites.
• Fonts. The pages load fonts from Google Fonts, so your IP address is sent to Google when a page loads.
• We do not sell personal data or use it for advertising.
• Before we sell anything, we will publish a full privacy notice and terms of sale.

8. Mistakes

If you think a rate or calculation is wrong, please do not rely on it. We may update or withdraw the tools, or this notice, at any time.
